We recently finished up a loft conversion project in Romford that I thought was worth sharing—mainly because it’s a great example of what’s possible when you make smart use of space. The homeowners had a lovely two-bed house, but with a growing family, they were starting to feel the squeeze. Rather than moving out of the area they loved, they got in touch with us to see what we could do.
The Plan
Straight away, I could see the potential in the loft. Good head height, nice pitch on the roof, and plenty of space to work with. They wanted to add a third bedroom and ideally squeeze in an ensuite too. The challenge was keeping it all in proportion and making it feel like a natural part of the home, not just an add-on.
We worked with a local architect to draw up plans that included a full loft conversion with a dormer at the rear. This gave us the extra space we needed for the ensuite and allowed proper headroom across the new bedroom.
Getting Stuck In
Once planning and building regs were sorted, we got started. The first step was reinforcing the floor joists and getting new steel supports in place. Then came the dormer structure and Velux windows at the front. The roof work was a bit tricky thanks to the weather—Romford rain doesn’t play nice—but we got it watertight in good time.
We installed a proper staircase from the first floor up to the loft, making sure it looked like it had always been part of the house. That’s one of those details that can make or break a conversion.
The ensuite went in without too much fuss—compact but smart. We plumbed in a rainfall shower, fitted a small vanity unit, and tiled the space in a neutral finish to keep it feeling light and modern.
Finishing Touches
The clients had great taste and knew what they wanted, which always helps. They went for a sage green on the bedroom walls, which worked well with the natural light from the skylights. We built in wardrobes under the eaves to make use of every bit of space and ran the same flooring through from the staircase into the new room to keep the flow.
The final result was a bright, airy third bedroom with an ensuite that added real value to the home, both in terms of property value and quality of life for the family.
What I’d Say to Anyone Thinking About It
If you’re in Romford—or anywhere in East London or Essex, really—and thinking of doing similar, here’s my advice:
- Use what you’ve got: Loft conversions are a brilliant way to add space without losing garden or moving house.
- Get proper advice early: A good architect and builder combo can save you time and money in the long run.
- Plan for the mess: It’s not the cleanest job in the world, especially if you’re living in the house during the works, but we do our best to keep things tidy as we go.
